Terms and Conditions

Please read the following terms and conditions.

£250 non-returnable deposit to hold above week, pending final payment by due date (see below)

Holiday cancellation insurance is strongly recommended.

Your payment schedule is as follows:
Following receipt of non-returnable deposit at time of booking, balance to reach our bank no later than six weeks prior to first day of holiday.

RENTAL RULES

  • Check-in time is after 3.00 pm and checkout is 10.00 am. No early check-in or late checkout.
  • This is a non-smoking property, and please - no candles.
  • Pets are not permitted in rental units under any conditions.
  • No damage is done to property or its contents, beyond normal wear and tear.
  • All debris, rubbish and discarded items are placed in rubbish facilities provided, and soiled dishes are placed in the dishwasher and cleaned.
  • On departure, the fridge is emptied of any opened food packets, uneaten food etc. and left clean.
  • All charges accrued during the stay are paid prior to departure.
  • No linens are lost or damaged.
  • The balance of rent is due six weeks (42 days) before your arrival date. If payment has not been received by the due date, the holiday will be re-advertised and the deposit forfeited.

MAXIMUM OCCUPANCY

The maximum number of guests is limited to seven (7) persons to sleep in beds provided by the Red Barn.

INCLUSIVE FEES

Rates include a one-time linen & towel setup for each week booked.

NO DAILY HOUSEKEEPING SERVICE

While linens and bath towels
are included in the unit, daily maid service is not included in the rental rate.
We suggest you bring beach towels.
We do not permit towels or linens to be taken from the property.

BREAKAGES

Breakages must be paid for at the owners' discretion. Guests are expected to notify the owners immediately about any breakages or damage to the property.

PARKING

Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Vehicles are parked at the owners' risk.

HOT TUB

Hot tub hire is available on request. No children under the age of 12 permitted in hot tubs without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility.
Use at your own risk.
Island Hot Tub Hire drain, sanitise, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until the morning following your arrival.
Do not stand on hot tub covers. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.
Remember when not using the hot tub, leave cover on so hot tub will stay warm

WATER AND SEWAGE DISPOSAL

The Red Barn is not on mains drainage and relies on a septic tank.
The septic system is very effective. However, it will clog up if improper material is flushed.
DO NOT FLUSH anything other than toilet paper. Even "wet wipes" will block the system. No feminine products should be flushed at anytime. If it is found that wipes or feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred pounds (£200).

BEHAVIOUR

We reserve the right to terminate this contract (and ultimately your holiday) if the behaviour of any guest is likely to endanger the safety or wellbeing of himself/herself, or contravenes these terms and conditions, or is likely to damage the property or contents of The Red Barn.

FALSIFIED BOOKINGS

Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

CANCELLATIONS

A 42 day notice is required for cancellation.
Cancellations that are made more than 42 days prior to the arrival date will incur no penalty other than forfeit of the non-returnable £200 deposit paid at the time of booking.

Cancellations within the 42 day period prior to the arrival date forfeit the full cost of the holiday. Holiday cancellation insurance is strongly recommended.

Cancellations or changes that result in a shortened stay, that are made within 42 days of the arrival date, forfeit the full reservation deposit.
Cancellation or early departure does not warrant any refund of rent.

RIGHT TO DECLINE

The owners reserve the right to refuse, alter or cancel a booking, even after receipt of the final payment should the terms of this contract not be adhered to. The owners reserve the right to refuse a booking or to hand over the property where it is felt that the facilities are not suitable for hirers. The owners also reserve the right to repossess the property without compensation where damage has occurred or is likely to be caused by the hirer.

WRITTEN EXCEPTIONS

Any exceptions to the above mentioned policies must be approved in writing in advance.

LIABILITY

Care must be taken by guests at all times. Parents are advised in particular to ensure that children are accompanied by a responsible adult to ensure that when children are near our animals, mechanical equipment, or in the garden, they are safe and not left unattended. We do not accept responsibility for any damage to or loss of guest's property, cars or contents and you agree to indemnify and hold us harmless from and against all actions, proceedings and claims (including reasonable legal fees incurred in defending the same) arising from your acts or omissions (and those in your party) whilst on our premises.

When you book any holiday, you are entering into a legally binding contract. In your best interests we therefore strongly advise you to take out holiday and cancelled booking insurance to safeguard your holiday.
